Three Lentor GLS Sites For Residential Up For Sale

17 May 2022, it was announced that three Lentor GLS sites under the 1H2022 Government Land Sales programme are launched for sale. These three parcels of land are at Lentor Central, Lentor Hills Road (Parcel B) and Lentor Gardens.

Lentor Central & Lentor Hills Road (Parcel B) On Confirmed List, Lentor Gardens On Reserve List:

URA estimates that the three GLS sites would generate about 1,265 new residential units. At Lentor Central, the 144,657 sq ft GLS site could accommodate about 470 residential units. Approximately 265 residential units could be built on 116,412 square feet of land at Lentor Hills Rd (Parcel B).

Lentor Central and Lentor Hills Road (Parcel B) residential sites are on the Confirmed List. Lentor Gardens land parcel is under the Reserve List. The developer must, therefore, submit a bid that meets URA’s minimum requirements before the Lentor Gardens site will go to public tender.

These new GLS sites coloured in orange in the above map join previously awarded parcels at Lentor Central known as Lentor Modern and Lentor Hills Road (Parcel A) in the Lentor neighbourhood. The 2 awarded plots are represented by the purple-coloured parcels in the map.

Lentor Modern & Lentor Hills Rd (Parcel A):

Lentor Modern was awarded to GuocoLand in July 2021 at $784 million. This works out to $1,204 psf per plot ratio (psf ppr). Developer will build 605 residential units. As for Lentor Hills (Parcel A), Hong Leong Holdings, GuocoLand and TID won the award at $586.6 million in January 2022. This represents $1,060 psf ppr. Lentor Hills Road Parcel A can build about 595 new condo units.

Total Units In Lentor Hills Estate From 4 Plots:

Accordingly, a total of 1,935 Singapore condo units would be available in the Lentor area if the two newly released plots (Lentor Central and Lentor Hills Rd Parcel B) are successfully tendered and sold.
