Hillview Terrace en bloc hopeful for twenty-three units of factories with unit numbers 26 to 38D was announced by sole marketing agent, Colliers, on 9th March 2022. These factories sit on a 999-year leasehold site that has been zoned residential. They are put up for sale at a reserve price of S$255.4 million in the market. A maximum bonus residential plot ratio of 0.3 above the original 1.62 stated in the 2019 Urban Redevelopment Authority (URA) Master Plan has been presented to the Hillview Terrace factories parcel. This is with the intention of redeveloping this area for residential use. Accordingly, the allowable gross plot ratio has increased to 1.92. To be eligible for the bonus granted in the gross plot ratio, developers who are successful in the tender will have to redevelop the site in accordance with the parcelisation plan (subdivision of land parcel plan) provided by the URA.
The total site area of the 23 factories including the substation and adjacent road is 157,540 square feet. This works out to 302,478 square feet of maximum gross floor area (GFA) which could yield approximately 330 private residential new condo units.
Primary schools located within 1km of Hillview Terrace site are Bukit View Primary School, Keming Primary School and Lian Hua Primary.
After factoring in an extra seven per cent of bonus gross floor area under the balcony incentive scheme, the land rate will be lowered to S$1,289 per square foot per plot ratio (psf ppr).
Some new condo launches in this district 23 under the Bukit Batok planning area are Mont Botanik developed by Tuan Sing, Midwood developed by Hong Leong Holdings and Dairy Farm Residences developed by United Engineers Limited (UEL).
