The Jalan Anak Bukit GLS site (this project is now called The Reserve Residences) was awarded by the Urban Redevelopment Authority (URA) on 30 August 2021 to FEC Residences Trustee Pte. Ltd. (in its capacity as Trustee-Manager of FEC Residences Trust), FE Landmark Pte. Ltd. and FEC Retail Trustee Pte. Ltd. (in its capacity as Trustee-Manager of FEC Retail Trust).

The 3.22 hectares 99-year mixed-use development site is situated right at the Jalan Jurong Kechil and Upper Bukit Timah Road intersection. This land parcel is next to the Beauty World MRT Station. The land parcel is planned as a prominent mixed-use development complemented by an integrated transport hub (ITB). This plan will bolster Beauty World’s image as an urban green community with superb transportation access. There will be residential and commercial components such as retail and food & beverage outfits. The variety of amenities will add to the liveliness of the Beauty World area.
An estimated 845 new condo units of various sizes are planned for the Jalan Anak Bukit residential component. The development plans to have 3 different building heights ranging from low-rise, mid-rise to high-rise zones. The low-rise zone will be fronting the Jalan Jurong Kechil and Upper Bukit Timah Road and can be built up to a maximum of 20m high.
As part of the Government’s concept and price revenue tender process, they will select quality development concepts with aesthetic appeal and that fit well with the surroundings, seamlessly connecting pedestrian-friendly streets to public spaces designed to foster healthy communities. Only when the tenderers’ concept satisfies the selection criteria will these shortlisted proposals go on to the 2nd stage of the selection process. Their price envelopes will then be opened. The tender will be awarded to the highest bidder amongst the shortlisted concept proposals.
The tender was opened to the public on 30.6.2020 and closed on 29.6.2021. 3 tenderers submitted 5 concept proposals for the Jalan Anak Bukit GLS Site.
Of the 3 concept proposals shortlisted, the tender award went to the highest bidder among the 3 tenderers. They are FEC Residences Trustee Pte. Ltd. (serving as Trustee-Manager of FEC Residences Trust), FE Landmark Pte. Ltd. and FEC Retail Trustee Pte. Ltd. (serving as Trustee-Manager of FEC Retail Trust).
Bukit Timah Hill and the surrounding amenities formed the basis of the proposed building forms, massing plans, f loor plans and architectural style. The clever combination of public spaces and diverse uses resulted in attractive public spaces, as well as lively streetfronts with quality landscaping.
The bidders and their architects are also well-versed in the design and construction of mixed-use developments that are integrated or connected with a transport hub.
