MCL Awarded 2 Choa Chu Kang Grove EC Sites

Renowned developer MCL Land won the top bids in the 2nd quarter of 2014 for 2 executive condo (EC) sites located at Choa Chu Kang Grove. The two sites are part of the Government Land Sales (GLS). These two parcels, Land Parcel A and Land Parcel B, sit right next to each other. They are bounded by Choa Chu Kang Way and Choa Chu Kang Grove and are located next to ITE College West. Seven bids were received for Parcel A and four for Parcel B. Both sites have identical areas of about 117,121 sq ft each with a maximum gross floor area (GFA) of 619,920 sq ft individually. This could yield approximately 575 EC units each.

Choa Chu Kang Grove Parcel A bid of $232.5 million translates into $375.05 per sq foot (psf) per plot ratio (ppr), while Choa Chu Kang Grove Parcel B’s bid of $210.1 million gives a $338.94 psf ppr.

It is noted that executive condos (EC) remain a popular choice for HDB upgraders and demand will be there.

MCL Land will amalgamate these two sites and develop it as one large and lovely EC project, the Sol Acres.
