A joint venture consisting of CEL Development (40%), TK 189 Development (30%) and Sing-Haiyi Pearl (30%) bought Park View Mansions located along Yuan Ching Road in Jurong for $260 million in an en bloc.
Chip Eng Seng Corp owns CEL Development as a wholly owned subsidiary. Haiyi Holdings and SingHaiyi Group share 50:50 ownership in Sing-Haiyi Pearl, while Kim Seng Heng Realty (an associated company of KSH Holdings) and Ho Lee Group each own 33.3% of TK 189 Development.
In December last year, the same set of developers, Chip Eng Seng, SingHaiyi and KSH Holdings, was awarded the collective sale tender for Peace Centre and Peace Mansion.
On 20 June, 2022, marketing agent ERA Realty announced that Park View Mansions would be offered for collective sale via public tender at a price of $260 million. Accordingly, the price equivalents to $1,023 psf per plot ratio (psf ppr). This is inclusive of a differential premium to be paid for optimizing the site’s plot ratio of 2.1 and topping-up the current lease to 99 years, contingent upon JTC and URA approval.
On a site of 191,974 sq ft, Park View Mansions had 160 units with a 99-year leasehold tenure beginning Oct 1, 1976. A gross floor area of 403,145 square feet is possible on the site if the authorities approve. There are plans to build up to 440 residential units.
The new launch known as Sora condo that is replacing the former Park View Mansions site is estimated to launch at around $2050 psf (estimated).
Positioned right in the Jurong Lake District, the upcoming Jurong new condo will offer fantastic views over the Jurong Lake Gardens. It is a 90 ha lush greenery representing the 3rd Singapore’s national gardens. Consisting of 3 zones, the Lakeside Garden zone is already opened to the public in April 2019. From 2023 onwards, the remaining two Chinese Garden and Japanese Garden zones will open progressively. The Jurong Lake District will be a spectacular location with lakeside housing, commercial and retail options, and a planned integrated tourism, resort and entertainment experience whether or not the High Speed Rail is built. The Jurong Lake District has also been designated as a second CBD, the largest commercial hub outside of the Central Business District.
Recently in May 2022, 99-year Lakeside Apartments, adjacent to Park View Mansions, was sold en bloc to Wing Tai Holdings for S$273.88 million. This new condo for sale in Jurong Lake District is known as The Lakegarden Residences. It will have equally stunning views of the Jurong Lake Gardens.

Park View Mansions Condo is located at Yuan Ching Road. 4 bus stops away is the Lake Side MRT Station (East-West Line EW 26). One MRT stop away is the Boon Lay MRT Station where Jurong Point Mall is situated. Two MRT stops away brings residents to the Jurong East MRT Station. Both these stations come with mega shopping centres with lots of retail offerings, thus making them the go-to place for retail therapy and grocery shopping.
